Homes and buildings are one of the last large ticket items one can purchase that are custom and hand made. Craftsmanship and design are essential for a good outcome. We are your representative and advocate to get the job done right, to code, and on budget.

Step 1:

CONCEPT DESIGN

After establishing that we are the right partners for the job, we start with a brief but thorough investigation of what is needed for the project. We go over desired project scope, the schedule, the budget, the project team, and move into mood boards and inspirational imagery to understand your taste and style. Getting right to the business side of the project up front sets everyone up for success.

Step 2:

DESIGN DEVELOPMENT

This is the main phase of the project, and where the most hours are dedicated. We present your design in several iterations while performing an in depth local building code check and staying current with trades pricing trends behind the scenes. You will see each option and make fewer and fewer changes as the design refines into its final form. Our clients are the type of people who know what they want when they see it, which allows everything to move efficiently and keeps our hourly fees under control. During the last part of this phase we will engage your contractor to go over details on cost, timeline, and any material changes.

Step 3:

Construction Documentation

This is the part we do mostly on our own. We will update you periodically as we refine the design drawings into details about how it will built to the highest quality within budget. We cite local building codes on the drawings in preparation for stamping and submitting them for the building permit. A building permit can take anywhere from a few months to a half year to be approved by your local jurisdiction, so plan ahead and hire us early!
